Software Update Spins Forever

What steps will reproduce the problem?
1.Start iTerm when an update is available or select check for updates when one is available
2.Update windows comes up but app becomes unresponsive
What is the expected output? What do you see instead?
Software update window working correctly
What version of the product are you using? On what operating system?
This has been happening for the last three updates
Happens on Mac OS X10.6.5 & 10.6.6 on both MBP and Mac Pro.
Still happens if all ~/Library/Application Support files and ~/Library/Preferences files are removed first
Please provide any additional information below.
